About Us
Adrian Waters, the owner of Landlord Gopher, has been in residential property management since 2001 and has managed thousands of units throughout Baltimore and the surrounding county areas. In 2015, Landlord Gopher decided to create a better way to do property management. After speaking with dozens of customers, we asked what they would like to see in a property management company. We listened! We abandoned the “10% fee model” and started a flat rate fee structure, along with other benefits.

What Would You Like to Know?
1) How do you calculate the monthly subscription Fee?
Unlike other property management companies that charge a percentage of the monthly rent, we charge a monthly fee is only $99 per unit. There are discounts available for multi-unit properties!
2) Do I pay for the monthly subscription fee for properties that are vacant?
NO! The monthly subscription fee is only for occupied properties.
3) Does Landlord Gopher collect rent?
NO! We do not collect your rent. You (the landlord) and the tenant will agree on a platform for rent payments. As any other subscription, Landlord Gopher will automatically charge your card on file the agreed upon in the management contract.
4) Is the Landlord Gopher Mobile App free?
YES! The Landlord Gopher app is completely free for you and your tenants.
5) Do you provide tenant placement?
YES! For a fee of only 1 months rent, our leasing department offers an extensive tenant placement process to present you with the best tenants we can find on paper. We offer background checks, credit checks, employer verification and more! Once you have approved the prospective tenant, we will take it from there!
6) Do you handle rental license & lead certification renewals?
Although we are not responsible for your renewals, we do make ourselves available to handle your inspections upon request!
7) What areas do you service?
We service many areas in Maryland such as Baltimore City, Baltimore, Howard, Prince George’s, Montgomery, Anne Arundel, and other surrounding counties.
8) Do landlords have access to the app or just the tenants?
All landlords and tenants have access to our free Landlord Gopher App. We are constantly updating our app to make it easier and more efficient for you!
9) How long do repairs take?
We contact you to give you a description of the job, how long it would take, and the quote for the job. Only after we have consent do we complete the job and charge your card on file.
10) Will I be made aware of all repairs that are conducted on my property?
YES! All repairs are confirmed and approved by the landlord before work is completed. There are instances of emergency jobs that require professional interjection. We offer our combined experience of over 25 years in this industry to present you with the best offer for the best results!
