What Happens if I Can’t Be Present at an Eviction?

The eviction process is inconvenient enough as is, especially when you’re managing multiple properties to begin with. Setting up an eviction date with the Sheriff and meeting at the property on the assigned date and time can be a hassle. That’s where MarylandRentCourt.com comes in; we offer a landlord stand-in service.

What is a Landlord Stand-In?

The Landlord Stand-in is an ordered service available to all MarylandRentCourt.com clients. With this service one of our licensed Detectives will meet the Baltimore City Sheriff Deputy at the Landlord’s property on the date and time of the assigned eviction. The assigned Detective will act on behalf of the Landlord and breech the dwellings door allowing the Deputy to execute the Warrant of Restitution; returning possession of the property to the Landlord. The assigned Detective will then change the dwellings locks and secure the property.

MarylandRentCourt.com will then return a copy of the dwellings new keys to the appointed person. The fee includes the 2 Kwikset locks, keyed alike. We handle it all.

The convenience of having a Landlord Stand-In allows landlords and property managers to continue to provide service to and monitor their other properties without having to dedicate the time and hassle of dealing with the Eviction itself.
